Let’s vote for the new tenants at the Village at Painters’ Crossing
No doubt, you’ve seen the dirt piling up at Route 202 and Route 1 at the Village at Painters’ Crossing. Have you wondered what’s coming? Me too. 😘

I reached out to Henderson Group, the property owner, to inquire about the progress, timeline, and potential tenants. President and CEO, Brian Coyle, responded by sharing, “We are now underway with construction of a new approximately 15,000 square foot retail building. The new building is designed to accommodate a range of users and may include up to two outdoor seating areas, as well as a drive-thru component if the right tenant mix comes together.”
What do you hope shows up at Village at Painters’ Crossing
He said they didn’t have any tenants to announce publicly yet, but… we all have ideas, right? Fingers crossed that our favorite place fills a space?
Because it’s not public, I don’t know whether they have prospective tenants lined up or if there are still spaces available. But let’s play a fun game. Will you join me? Let’s vote for what we want to see in the new space!
Worst case, they’ve already got companies lined up. But if they don’t, I bet a bunch of local residents speaking up about what they want to see could nudge those companies into signing a lease. It can’t hurt, right? Even if this particular vote doesn’t impact this specific space, it definitely sends a message to prospective tenants and landlords for other open spaces in the area.
So leave a comment! What do you hope fills those retail and/or restaurant spaces? Think outside the box; let’s get creative. I can’t wait to hear what you think.
I’d love to see a Protein House. Or a Playa Bowls? Those are top of mind for me. Our family would probably keep Playa Bowls in business by ourselves. 🙈
A friend mentioned they hope it’s a place where our teens can hang out. We need more spaces for them to safely explore their independence in an environment that accepts them for all their age-appropriate shenanigans. Babies, kids, and teens all deserve to be in public spaces, even if they don’t act like perfect adults at every moment.
How about you? I’ll round up the answers from comments here and on social channels, and send them back to Henderson Group. Why not, right?
One rule: Be nice. This is supposed to be fun and light. Let’s not take ourselves too seriously here. 💛 Love someone’s idea? Let them know. Hate someone’s idea? Keep scrolling.
P.S. Here are some renderings provided by Henderson Group so you have an idea of what’s coming.
P.P.S. It will likely be next to a new Sheetz. (Yes, Sheetz, not Wawa. 😮 Gloves dropped, just five miles from Wawa HQ.) That’s not formally approved yet, to my knowledge, but I bet it comes to fruition. I think it still needs to overcome some zoning hurdles, so TBD.
The Sheetz would replace what used to be Carrabba’s and the old bank (both buildings still standing as of today, but empty). Sheetz would be next to the new structure (shown below), which is closer to the corner of Route 1 and Route 2 (right next to Nudy’s)

I would love to see a coffee shop in the shopping center.
Good idea! Thanks for sharing.
A Trader Joe’s would be great!
Always a popular choice. 🙂 Thanks for the suggestion!
A good breakfast spot with breakfast sandwiches, coffee, tea, and a nice, light and air space to hang out casually.
Would also love a Panda express!! Why are they so hard to find around here?!
Thanks for the suggestions!
